Transforming the Past: From Derelict Outbuilding to Modern Family Home: Guiding our Hampshire Clients to a Successful New-Build Planning Approval
The Challenge: The existing dilapidated outbuilding was in poor condition and did not contribute to the conservation area's character. Our clients sought to replace this derelict structure with a residential unit but faced the daunting task of navigating UK planning regulations, design aesthetics and making optimal use of a small and challenging urban plot. They turned to us for expertise, seeking clarity and guidance to shape their vision into reality and overcome these obstacles.
Our Approach: We took a proactive hands-on role in guiding the client though every project stage from initial brief development to securing planing approval:
💡 Clarifying the vision: We began by engaging in a series of detailed conversations with the clients to fully understand their aspirations of the site, and the type of residential unit they required. Through in-depth discussions, we identified their needs for modern living features and sustainable design features.
💡 Navigating planning complexities: Our team expertly guided the client through the maze of UK planning regulations. We ensured the design complied with local conservation area requirements while achieving a contemporary, sustainable home. The design included a gable roof and carefully selected materials like red-facing brick and dark-stained wooden cladding. We also had to update the design to incorporate flood risk levels and ecological requirements near the coast.
💡 Maximising the potential of a compact site: We carefully designed a two-storey home to make the most of the compact site, ensuring it adhered to National Space Standards while still offering a functional layout. We designed an in-built garage to deal with parking requirements and utilised the roof space for a second bedroom.
💡 Sustainable and modern features: We integrated energy-efficient solutions such as solar panels and an electric car charging point, helping the client meet modern sustainability goals while enhancing the home’s appeal and future-proofing it. A swift box was proposed to help attract wildlife to an urban site. A bee brick was also incorporated to assist with attracting wildlife in the development.
The outcome: A successful planning approval for a modern two-storey residential house that revitalises a derelict site but also enhanced the appearance of the conservation area. By carefully guiding the client through the design and planning process, we design a contemporary, functional home in a historic setting, and the project has revitalised a once-neglected site, contributing positively to the neighbourhood.
